A Clear Path from First Idea to Move-In Day

No Guessing. No Surprises. Just a Straightforward Way to Build Your Home

We’ve built our process to eliminate the chaos that makes construction stressful. From your first call to the day you move in, you’ll always know what’s happening, what’s next, and where your money is going

Our Story
Building a Home Shouldn't Feel Like a Fight

You’ve heard the horror stories. Budgets that spiral out of control. Contractors who disappear. Timelines that stretch for years. Projects that start strong and end in lawsuits.

Most of that chaos comes down to one thing: a broken process. Vague scopes. Hidden costs. Poor communication. No accountability.

We built Vaisman Construction to be different. Our process is designed to protect you, your budget, your timeline, and your sanity, at every stage of your build.

The 4-Step Process

How We Build Your Home, Step by Step

Step 1: Free Consultation & Site Visit

Understand Your Vision, Assess the Site, Align on Reality

Every project starts with a conversation. We walk your property (or your lot), listen to your goals, and talk honestly about budget and timeline. No pressure, no sales pitch, just a clear understanding of what you want and whether we’re the right fit.

What You Get:
Step 2: Design & Fixed-Scope Proposal

Develop a Plan That Fits Your Life and Your Budget

Once you’re ready to move forward, we work with you to develop a design and scope that matches how your family actually lives. Then we create a detailed, itemized proposal, no vague allowances, no hidden fees.

What You Get:
Step 3: Permits, Approvals & Schedule

We Handle the Red Tape So You Don’t Have To

Permitting in Los Angeles can be a maze, especially for hillside builds, high-fire-hazard zones, or post-fire rebuilds. We manage the entire process: city plan check, HOA reviews, engineering, and any special requirements for your property.

What You Get:
Step 4: Build, Walkthrough & Support

Construction You Can Follow, a Home You Can Trust

Now we build. You’ll receive weekly updates so you always know what’s happening. Before move-in, we walk the home with you to make sure every detail is right. And after you’re settled, we’re still here, for questions, warranty support, and anything else you need.

What You Get:
The No-Nightmare Builder Agreement
Our Commitment to Protecting You

We call it the “No-Nightmare Builder” Agreement, a set of promises we make to every homeowner we work with.

Be Transparent

Real cost conversations from the very first call. Clear scopes, written allowances, and documented change orders. No hidden fees or “gotcha” pricing.

Protect Your Budget

Milestone-based payments, you pay as work is completed, not in a risky lump sum. Itemized proposals so you see exactly where every dollar goes.

Handle the Heavy Lifting

We coordinate with city/county, engineers, architects, and inspectors. We proactively communicate progress, issues, and next steps. You focus on your family, we manage the chaos.

Our Story
What Homeowners Say

“We were rebuilding after a fire with a fixed insurance payout. Gil and his team were honest about costs, helped us make smart trade-offs, and kept us informed every step. We moved in on time, on budget, and finally feel at home again.”

Homeowner, Altadena

A NO-PRESSURE FIRST STEP

Ready to See the Process in Action?

The best way to understand how we work is to talk through your project. We’ll walk your property, discuss your goals, and show you exactly how we’d approach your build, no pressure, no commitment.

Our Process

How long does a typical project take?

Timeline depends on scope. A major remodel might take 6-12 months; a full custom home or rebuild can take 12-18 months or more. We’ll give you a realistic timeline during your consultation based on your specific project.

Everything. Labor, materials, permits, inspections, project management, all itemized so you know exactly where your money goes. We don’t use vague “allowances” that turn into budget surprises later.

We use milestone-based payments. You pay as work is completed, not upfront. This protects your money and keeps accountability on us to deliver.

Changes happen. When they do, we document them with a written change order that includes scope, cost, and timeline impact, before we proceed. No surprise invoices at the end.

Yes. We have trusted partners we work with regularly, and we’re also happy to collaborate with your architect or designer if you already have one.
